Property data methodology

Current listings and historical reported transactions answer different questions. Vida Korea keeps them separate.

1. Current listings

Active listings may come from Vida Korea’s own records, owners, agents or approved partner feeds. A listing is eligible for public display only when the source permits republication, the record has been reviewed, its status is active and it has a verification date.

We do not create fictional listings to make the database look full. Photos and descriptive copy are published only when their use is authorized.

2. Reported transactions

Historical market context may be collected from official Ministry of Land, Infrastructure and Transport public transaction APIs. These records describe transactions that were reported for a past date. They are not current offers, asking prices, valuations or promises that a similar property is available.

3. What the market cards mean

Vida Korea may calculate counts and simple medians from the official records stored in its private database. A median is a descriptive statistic, not an appraisal. Property mix, floor, age, exact location, condition, contract terms and reporting timing can make two homes in the same neighborhood very different.

4. Source and rights controls

Automated collection from a third-party listing service is enabled only after its collection terms or permission have been checked. Permission to collect and permission to republish are tracked separately. A feed can therefore be useful internally without being eligible for public display.

5. Privacy

The public export is intentionally narrower than the private source database. Private tenant records, contracts, identification information and unrelated internal property-management data are not part of Vida Homes.

6. Verification

Property information changes quickly. Always confirm availability, price, deposit, maintenance fees, registration details and contract terms with the responsible owner, licensed broker or relevant official source before making a decision.

A useful housing site should make the market easier to understand — not make uncertain data look more certain than it is.
